Our Story

Why we're building smarter tools for Australian landlords.

Why Llord Exists

Managing a rental property in Queensland shouldn't feel like a second job. But for most self-managing landlords, it does — chasing legislation changes, working out fair rent increases, generating the right notices, and hoping you haven't missed something important.

Llord exists to fix that. We're building AI-powered tools that handle the tedious, time-consuming parts of property management so you can focus on what matters.

Who's Behind It

Llord is the first product from Cohdit, a small Australian software company. The founder has spent over 20 years building software — designing systems, leading engineering teams, and shipping products used by thousands of people.

This time it's different. No big team. No corporate roadmap. Just one person with deep technical experience building exactly the tools that Australian landlords need, with full control from start to finish.

Why Now

AI changes everything. For the first time, a single builder can create tools that previously required entire teams. That means faster iteration, lower costs, and a product shaped by real user feedback — not committee decisions.

What used to take a team now takes one builder with AI

It started with one person obsessed with getting this right — someone who's spent over 20 years in property and technology, and figured it was time to combine those experiences and express them through AI. Cohdit aims to grow into a larger team when the new technology requires it, but we want to run lean where it makes sense. Let's challenge the traditional structure of a software company.

What's Next

Rent Check is just the beginning. Before we build a full suite of AI-powered tools, we needed to answer one question first:

Are there landlords passionate about AI wanting to run their portfolio with cutting-edge tools?

Once Australian landlords find llord.ai, every feature will be driven by this cohort.
